The Stitch

The Morrisville Outlet Mall Upfit is a unique project which tells the transformational story of the American shopping mall. Originally built in the 1980s the 244,000 SF shell space had been abandoned since the mid-2000s. Adaptive reuse doesn’t even really scratch the surface of this top-to-bottom transformation.

Realizing a private investor’s vision of repurposing the space to support an attractive, collaborative work environment, Lynch Mykins designed structural modifications to the entire exterior facade, as well as a towering glass-clad central corridor which springs up from the roof and runs through the center of the building’s interior. This corridor, better known as the Stitch, provides ample natural light to the space and showcases Lynch Mykins’ exposed bi-directional lateral bracing system.

In the center of The Stitch, Lynch Mykins designed an elevated coffee mezzanine and bar to serve as a central gathering location. The design also called for an entirely new set of mechanical and electrical systems, so we designed reinforcement for the existing structure to support these new systems. The design is capped off with new canopies cantilevering out from every entrance to welcome guests into the space.

This project proudly won NAIOP NC Redevelopment Project of the Year in 2022 and 2022 Engineering News-Record (ENR) Southeast Best Project, Renovation/Restoration.
